It all starts with an idea. Before we really get to work, we sit down together during a no-obligation orientation session. During this session you share your idea and we brainstorm about the possibilities.
Do we believe in the plans? Then we make a project proposal in which we can assist you in all phases of the project.
In all our projects we follow the standard that applies to registered architects: the DNR2011. Roughly speaking, this standard can be divided into the following 4 steps:
Step 1: The Concept Phase
Together we make a sketch plan and based on your wishes, requirements and resources we investigate how best to realize your goals.
We inventory and analyze the housing needs and/or market demand, investigate the feasibility of the project, consider relevant trends and look at which rules the design must comply with.
We then make agreements about the ambitions, requirements, wishes, expectations and conditions of the project.
These steps result in a Schedule of Requirements (SoR), a schedule, a budget and agreements about the principles for the appearance of the design.
Step 2: The design phase
We shape your plan based on the program of requirements, the budget and applicable regulations.
The design process starts with a joint sketch session in which we lay the foundation for the organization and appearance of the building.
We then develop the design into a visual preliminary design that gives an impression of the functional layout and appearance. We discuss the design in a design meeting in which you have the opportunity to provide comments and changes for the final architectural design.
The last step results in a definitive architectural design that provides a detailed presentation of the appearance, the structure, the use of materials, detailing principles, the constructive structure (developed by a structural engineer) and the installations (developed by an installer or installation consultant).
On the basis of the final architectural design, the contractor can draw up a final budget and the contract formation (subject to permit) can be prepared.
Step 3: The construction preparation
Based on the final architectural design, we submit the permit application if necessary and prepare the construction with the contractor(s).
A regular building permit lasts 8 weeks and can be extended by 6 weeks. After the decision of the municipality, there is still a period of 6 weeks in which interested parties can object. If no well-founded objection has been submitted, the permit is final after this period.
We often use this period to prepare the construction so that the contractor(s) can get to work quickly after the permit has been processed.
The contractors, installers and suppliers draw up implementation plans and drawings, which we check on the basis of the design principles.
Once the permit has been received, we move on to the next phase: implementation.
Step 4: Construction
In this phase we supervise the execution and assist the client during construction and (partial) deliveries.
We advise or represent the client in all matters relating to the execution of the construction project.
We oversee the execution in terms of architecture, interior planning and budget.
We do the recording of the work after execution, keep the delivery(s) and provide the official report of delivery.
